Water Heater Leaking? Steps to Take and How to Prevent Damage

Posted April 24, 2014

A leaking water heater can range from a minor drip to a significant flood, potentially causing costly damage to your home and belongings. From damaging walls and floors to fostering unhealthy mold and mildew, a water heater leak needs immediate attention. Here’s what to do if you notice water accumulating near your water heater and how to minimize damage.

1. Confirm the Source of the Leak

Before assuming your water heater is leaking, inspect the area carefully. Moisture near the unit may be caused by:

  • Condensation from nearby pipes.
  • Leaks from nearby appliances like a washer or dishwasher.
  • High humidity in the area around the water heater.

If you confirm the water heater is the source, check for visible leaks at the base, inlet and outlet pipes, or valves.

2. Turn Off Power to the Water Heater

For safety, disconnect the water heater from its power source:

  • Electric water heater: Switch off the power at the circuit breaker panel.
  • Gas water heater: Turn the power supply knob attached to the unit to the "off" position.

3. Shut Off the Water Supply

Locate the cold water shut-off valve, typically found near the top of the water heater. Turn it clockwise to stop the flow of water into the unit and minimize leakage.

4. Identify the Source of the Leak

Common areas where water heater leaks occur include:

  • Cold water inlet and hot water outlet: Check for loose connections or corrosion.
  • Pressure relief valve: This valve may release water if the tank pressure gets too high.
  • Drain valve: Located near the bottom of the unit, this valve may leak if it isn’t tightly closed or has failed.
  • Bottom of the tank: A leak here often indicates internal corrosion, which typically requires replacing the water heater.

Avoid attempting DIY repairs, as water heaters require specialized skills. Contact a qualified plumber to assess and repair the issue.

Preventing Damage from Water Heater Leaks

To minimize the risk of damage from unexpected water heater leaks, consider these proactive measures:

  • Install a drain pan: Place a specially designed pan under the water heater to catch leaks and direct water to a nearby floor drain.
  • Use a leak detection alarm: These devices detect water leaks and can automatically shut off the water supply to prevent extensive damage.
  • Schedule regular maintenance: Regular inspections and maintenance can identify potential issues before they lead to leaks.
